Default what is the average size in square feet of a one story home?

i am planning on building a small home and need to know approximately the size it should be if i am only wanting to spend about $75,000

Depends mostly on "LOCATION". These days $75k doesnt get you very far. Also does this include the land, land improvements and is it a true "stick built" home. Average size home in the US is about 1500 square feet

This is a tough question to answer. There are a lot of factors that go into the size of a house. I think you should start with the size of the lot as a determinant. What makes sense? Do you want a yard? How much outdoor space do you want to have? Are you going to have a garage? etc. etc.Then I would move onto the layout of the house... you want it to make the layout make sense also. Standard rooms (if there is such a thing) are 15'x12'. You don't have to stick to this but I would keep it in mind when considering the living room especially. As far as the kitchen goes I would keep it open and tie it into the living room. Make an island you can bring stools up to, it is a nice tough. An open kitchen like this doesn't need to take a lot of space but will give the feeling of a nice, large, open kitchen if done right. When it comes to beds and baths... obviously you need to determine how many of each you are looking to include. If doing two bedrooms, I would make one the master (maybe with a bath attached) and one smaller, for kids, etc. Baths can be relatively small, especially if you are not set on having a tub. Make sure though you have enough space to do your business without feeling like the room is collapsing on top of you. I would consider doing built-in storage, great for space saving and a nice addition as far a value goes. So, I hope this helps. And, to answer your question bluntly... there is a HUGE range in square footage. I think, for what you are talking about, 1000 sqft would work fine. Once again, there is a lot that goes into making that assumption. More rooms... more square footage needed. On the other hand I have seen one story houses that are in the mid 500's as far as square footage goes, a bit cramped though. Good range: 700 to 1100 square feet.
